How Our Process Works

A straightforward process designed to help investors move from opportunity to closing as efficiently as possible.

  1. Submit Your Deal — Provide the property address, purchase price, estimated repairs, after-repair value (ARV), intended exit strategy, and estimated FICO score.
  2. Receive a Loan Review — We will evaluate the project, preliminary leverage, borrower contribution, liquidity, and available financing structures.
  3. Complete Underwriting — Submit the required documentation and complete the appraisal or valuation, title review, insurance review, and final underwriting requirements.

Frequently Asked Questions

What is fix-and-flip bridge financing?

Fix-and-flip bridge financing is short-term capital for real estate investors purchasing and rehabbing single-family or small multifamily investment properties. ACP Lending structures these as interest-only financing with 12–24 month terms, available to individual or LLC borrowers.

How much financing can I get for a fix-and-flip deal?

ACP Lending offers up to 90% purchase financing and up to 100% renovation financing. Both are capped by the lower of 90% loan-to-cost and 70% of after-repair value, so whichever of those two comes in tighter is what sizes the deal.

For Texas properties, a 70% advance structure is also available. When the purchase price, renovation budget, and closing costs all fit within that 70% of after-repair value, the deal may close with nothing out of pocket.

All figures are subject to underwriting, appraisal or valuation, and lender approval.

How fast can fix-and-flip financing close with ACP Lending?

ACP Lending offers expedited closings and nationwide lending programs. Exact timelines depend on appraisal or valuation, title, insurance, and documentation turnaround.

What information do I need to submit to get a loan review?

ACP Lending asks for the property address, purchase price, estimated repairs, after-repair value (ARV), intended exit strategy, and an estimated FICO score to provide a preliminary loan review.

Can I borrow through an LLC for fix-and-flip financing?

Yes. ACP Lending's fix-and-flip bridge financing is available to both individual and LLC borrowers.
