They are subject to change without notice and depend on the property, the sponsor, the market, and the funding source. A transaction is financed only after full underwriting and a written commitment issued by the funding source.
Business and Investment Purposes Only
ACP Lending originates financing for business and investment purposes secured by non-owner-occupied real estate. We do not originate consumer-purpose or owner-occupied residential mortgages. If a property will be occupied as a primary residence, this is not the right place for it.
Calculators and Tools Are Estimates
The Deal Calculator, the flip-versus-rent comparison, and every other tool on this site produce estimates from the figures you type in. They do not verify your inputs, they make simplifying assumptions, and they do not capture every cost in a transaction. Do not rely on them as the basis for a purchase, a bid, or a financing decision. Run your own numbers and take professional advice.
Information You Submit
You agree that what you submit is accurate and complete to the best of your knowledge, that you have the right to share any document you upload, and that you will tell us promptly if something material changes. Misrepresenting facts in a financing request can carry serious consequences.
