The Mortgage Held at 7.40% While the Ten-Year Fell 11 Basis Points. September Inflation Ran 3.7%.

Freddie Mac's 30-year average held at 7.40% on October 15, the first week without an increase since early September, while the 10-year Treasury fell from 5.21% to 5.10%. The spread between them widened again, to about 230 basis points. September CPI rose 0.6% for the month and 3.7% over the year, with gasoline up 34.2%. A buyer who qualified a year ago at 6.27% can now carry about $28,700 less loan on the same payment.

The pause, and what did not follow it

Freddie Mac's 30-year fixed-rate average printed 7.40% on Thursday, October 15, unchanged from the week before. That ends a run of seven straight weekly increases that started at 6.76% on September 10. The 15-year average eased to 6.71% from 6.73%. A year ago the 30-year read 6.27%.

The 10-year Treasury did more of the work. The Federal Reserve's H.15 release has it at 5.21% on October 13, 5.19% on the 14th and 5.10% on the 15th, and Mortgage News Daily quoted it near 5.08% on Friday. That is roughly 11 to 13 basis points off the benchmark in a week.

The mortgage did not follow it down. The spread between the 30-year average and the ten-year went from 219 basis points last week to about 230. Wednesday's brief said to wait for the Freddie print, not the Treasury print. This is why.

September inflation came in hot on energy

The Bureau of Labor Statistics released September CPI on Wednesday. All items rose 0.6% for the month and 3.7% over twelve months, up from 3.4% in August. Core, excluding food and energy, rose 0.3% and 2.6%. Energy is up 20.4% on the year and gasoline 34.2%, with gasoline alone up 9.1% in the month. Shelter rose 3.2%.

Core at 0.3% is the number that kept the ten-year from selling off on a hot headline. The headline is the number that keeps the mortgage spread wide: lenders and investors in mortgage bonds are pricing the risk that energy feeds through.

What a year did to the buyer for your renovated house

Use HAR's Houston median of $330,000 and an 80% loan of $264,000. At a year-ago 6.27% that is $1,629 a month principal and interest. At 7.40% it is $1,828.

Hold the payment at $1,629 and the same buyer now carries about $235,300 of loan instead of $264,000. That is roughly $28,700 less loan, or about $35,900 less house at 80%. Against ATTOM's typical Houston flip margin of 3.7%, about $12,200 on a $330,000 resale, the buyer pool has moved nearly three times the margin in twelve months.

The rental exit got a little room back

Rental takeouts price off the ten-year, so this week helped them where it did not help the resale buyer. Take $1,800 of monthly net operating income and a 1.20 coverage requirement, which allows a $1,500 payment. If a 30-year takeout moved down with the benchmark by 11 basis points, from 6.95% to 6.84%, the loan it supports goes from about $226,600 to $229,150, roughly $2,550 more.
